Landlord Business Registration Forms

TAX NOTICE 

LANDLORD BUSINESS REGISTRATION FORMS COMING SOON

The Board of Inland Revenue (BIR) has announced that Landlord Registration Forms will be available for download beginning March 1, 2026, to support landlords seeking to comply with the new Landlord Business Surcharge introduced in the 2025/2026 National Budget.

As outlined in the 2026 National Budget, all landlords would be required to register with the BIR, which registration deadline has been extended from March 31 to May 30, 2026. This extension is intended to give landlords additional time to prepare and reduce the likelihood of last‑minute congestion as the deadline approaches.

The new surcharge will range from 2.5% to 3.5% of rental income. However, both failure to register and failure to pay the required taxes will result in penalties. 

Penalties will be applied every six months for non-compliance as follows:

  • Individuals: $1,000
  • Companies: $2,500

The Honourable Minister further stated that the Landlord Business Surcharge will be creditable against the final annual tax liability. As such, it does not constitute double taxation.
